How much does a custom home cost in Snohomish County?

It depends on size, finish level, and site conditions, but most Lockie Homes projects land between $450 and $900+ per square foot for construction costs alone (land, permits, and design fees aren’t included). What is a Feasibility and Construction Agreement (FCA)?

The FCA is our core project document — it covers both the feasibility and planning phase and the full construction if you choose to move forward. It’s how we formally document scope, budget, and roles before either of us commits to construction. Your architect reviews it too, so everyone is aligned from day one.

What does cost-plus building mean?

You pay the actual, documented cost of construction — materials, labor, subcontractors — plus our overhead and profit, disclosed as separate line items you can see and verify. Nothing is marked up and hidden inside a lump-sum number.

How long does it take to build a custom home?

Timelines vary by project size and complexity, but permitting alone typically takes 4 to 12 weeks depending on the local jurisdiction. We’ll give you a specific schedule once we’re working from your actual site and plans.

Do you build outside Snohomish County?

We primarily build in Snohomish and Island counties and the greater Seattle area. If your site is nearby but outside that footprint, reach out and we can talk about it.

Can I use my own architect?

Yes. We work with the architect of your choice, or can recommend one we’ve worked with successfully if you don’t have one yet. Either way, your architect reviews the FCA before you sign it, so everyone’s aligned on roles and expectations.

What warranty comes with a Lockie Homes build?

Every home is backed by a 2-10 Home Warranty: one year of workmanship coverage, two years on mechanical and distribution systems, and ten years on structural integrity. It’s backed by a third-party provider and transfers with the home if you sell.
