We built the Shipman Residence on spec, without a specific buyer lined up, which was actually typical of how we worked in those years — most of the homes we built found their owners partway through construction, usually right around when we got into interior finish selections, and yours was no exception.

We broke ground in September 2004 and finished construction in July 2005. That overlapped almost exactly with wrapping up the North Residence, which was nearing completion right as we were getting started on yours — a busy stretch for us.

Hearing that you came back even a year or more after moving in, and that the follow-through mattered to you as much as the build itself, means a lot. That’s the kind of relationship we try to build with every client, whether the home was designed around them from day one or found them partway through, the way yours did.

Lockie Homes LLC, served as the project manager and builder for the construction of our home in Snohomish, Washington. Todd Lockie provided us with a professional, efficient, and highly collaborative experience throughout the construction of our home.

The pre-construction phase included several on-site meetings and 3D siting options to address the unique challenges of our property. Their approach allowed us to identify and understand potential site issues before finalizing the home’s location. Budgets and schedules were established early in the process, and our financial representatives were able to review and approve each monthly draw based on construction progress.

The construction phase went very well. Because we were out of state during much of the construction, Todd provided regular construction and progress photographs, which kept us informed and involved throughout the project. When construction issues arose, marked-up photographs and drawings were used effectively to communicate and resolve them. I also provided sketches for several changes, and Todd was able to incorporate those changes into the design without affecting the construction schedule.

Todd and Mary also provided well-organized meeting times for us to review and make finish selections. There was ample time to consider the available options and provide selections to the appropriate vendors. Mary created a positive and collaborative environment throughout the selection process and consistently brought creative solutions to challenges as they arose. Both Todd and Mary were tremendous assets in helping us make decisions and keep the project moving forward.

The post-construction services required were limited and were handled in a timely and satisfactory manner. We did experience some final billing issues with Lockie Homes that, in our opinion, could have been avoided through improved software management and documentation of progress payments. While this was an area for improvement, it did not diminish our overall satisfaction with the quality of the home or the construction experience.

Overall, Lockie Homes built an excellent home for us. Todd Lockie demonstrated strong project management skills, professionalism, responsiveness, creativity, and a genuine team-oriented approach throughout the process.

For anyone seeking a motivated, talented, and team-oriented professional to manage a residential construction project, I would recommend Lockie Homes LLC.

Being out of state during construction isn’t easy, and I’m glad the regular photo and progress updates through our project management software kept you close to the process. That same system is also what let us handle changes cleanly — whenever a change order came up, we ran it through a formal process that updated both the schedule and the budget right away, which is a big part of why things stayed on track.

You’re right that our billing and payment documentation needed to be better. We’ve since moved to a much more robust project management system that gives clients clearer, real-time visibility into draws and progress payments — exactly the gap you pointed out.

It was a privilege building your home with you both. That started well before construction — 10-plus months of pre-construction work building the house on paper: siting, budgeting, scheduling, permitting, energy code compliance, and coordinating with your bank, all handled on your behalf, so that by the time we broke ground the plan was solid. I first met Todd as a fledgling builder who wanted to be the first builder in a plat I was developing in 2003. To make a long story very short Todd did very good work in my plat Storm Lake Heights which has 60 lots. In the end he was the most successful builder in the plat and built the nicest homes in this plat which is a higher end development in east Snohomish County. I would recommend anybody considering building a custom home consult with Todd before choosing a builder.

I’ve worked with Todd on several projects over the years and know him to do a great job building many of the homes we have designed. The home he built in the 2007 Seattle Street of Dreams was a good example of his skill and workmanship. I would heartily recommend Todd to anyone wanting a home built.

My wife and I bought our current home from Lockie Homes. It is our 8th home, 3 of which we’ve built or self-contracted. We have definite ideas of what we desire in a home. This Lockie home is better than any we’ve had. There’s a view and the home is oriented to take advantage of the view, unusual in a “spec” house. Probably of even greater importance has been your follow through. I have heard so many horror stories about people who build new homes and once the house is closed the builder will not deal with any latent problems that come up. We have had very few issues with our house but you have dealt with each one of them promptly and professionally.

Buying a house is an emotional experience; on one hand it’s totally exhilarating and at the same time, it’s incredibly frightening. Building your dream home starts long before a foundation is poured. For my wife and I, the process started when we first created our dream home in our heads.
